Buying a Home in Duxbury, MA: A Septic-System Records Checklist

For a Duxbury property served by a private septic system, wastewater records belong near the beginning of the purchase review. First verify the actual service arrangement. Do not assume a home is connected to a public sewer or uses septic based on its location, its age or another property nearby.

Assemble the system file

Ask the seller for the available design, as-built plan, inspection report, pumping records, repair information and approvals. Duxbury’s Board of Health is the local resource for septic-system questions; MassDEP provides the statewide transfer guidance. Ask the board and qualified professionals which inspection requirements, exceptions or additional local rules apply to the specific transaction. Avoid relying on a generic deadline from a listing or a prior sale.

Read the full report with a qualified professional

Confirm the property address, inspection date and system identified in the report. Ask the inspector or an appropriate specialist to explain the findings, qualifications and any recommended next steps. A passing result is not a guarantee of future performance. If the records are incomplete or a component could not be evaluated, determine what further work is needed before deciding how to proceed.

Test your plans against the approved records

If you hope to add bedrooms, change the layout or enlarge the home, ask the Board of Health and a qualified designer how the proposed work relates to the system’s approved capacity. A bonus room in a listing does not establish approved bedroom count. Confirm the relevant building and zoning questions separately; one department’s record does not answer every approval question.

Resolve repair responsibility in writing

When work is needed, obtain an appropriate assessment of scope, approvals, costs and timing. Have your attorney address responsibility, contract terms and any proposed escrow arrangement, and have the lender explain its conditions. Do not assume a repair can be deferred until after closing or that financing will be available on those terms.

Plan for ongoing care

Ask where the components are located, how they are accessed and what maintenance the professional recommends. Include that maintenance in the ownership budget. Sellers can prepare by gathering the same records early, making it easier to distinguish documented facts from unanswered questions during negotiations.
