A Rockland home search may include properties with different ownership arrangements. A detached house, a condominium and a multi-unit building should not be compared on asking price alone. Use the same basic cost categories, then add the responsibilities and records particular to each property type.
Begin with the municipal record
Rockland’s official Board of Assessors links provide access to property record cards. Check that you are researching the correct parcel and compare the listing’s descriptions with the record. Ask the relevant municipal office to explain differences in unit count, finished area or other important features. An assessor’s classification does not, by itself, establish legal occupancy or permission for a change of use.
Identify the maintenance arrangement
For a detached home, list the systems and exterior work you would maintain directly. For a condominium, ask what the association maintains and what remains the unit owner’s responsibility. Review the documents rather than assuming a fee covers every repair. For any shared driveway, roof or other arrangement, ask for the agreement defining use and responsibility.
Build a budget that makes comparisons possible
Include your lender’s proposed payment, property-specific taxes and insurance quotations, association charges where applicable, utilities and maintenance. Keep closing costs and near-term repairs separate from recurring expenses. Do not subtract advertised rent from the payment without reviewing actual leases, lawful occupancy, expenses and your lender’s treatment of any proposed income.
Treat an occupied property as a document review
For a property with tenants, request the relevant agreements and payment, deposit and expense records through appropriate channels. Have your attorney explain the obligations you may acquire and whether the proposed possession date is realistic. A sale or a marketing description does not establish that a unit will be delivered vacant. Avoid making assumptions about occupants based on protected characteristics.
Compare the facts that matter to your use
Record layout, steps, storage, parking and condition consistently at each showing. Check the actual journey to destinations you use rather than relying on a town-wide commute estimate. Keep professional findings and unanswered questions alongside your budget so the property type is evaluated through its documented costs and responsibilities.
