A home inspection helps you understand a property’s condition at the time of inspection. It is not a warranty, an appraisal or a guarantee that every hidden defect will be found. Select a licensed inspector and confirm the scope in writing.
Before the appointment
Review the inspection terms with your attorney and coordinate access with your agent. Ask about report timing and whether utilities and equipment will be available for evaluation. Explain concerns you noticed at the showing, without asking the inspector to confirm a predetermined conclusion.
During the inspection
If you attend, ask the inspector to distinguish urgent safety concerns, repair needs and routine maintenance. Learn where key shutoffs and equipment are located. Record which areas could not be inspected and why. An inaccessible roof, attic or concealed component may need a separate follow-up.
Read the whole report
Organize findings into immediate concerns, items requiring specialist assessment and ongoing upkeep. Request estimates from appropriately qualified professionals when the cost or scope is unclear. Avoid assuming that a photo or a short summary explains the full issue.
Arrange specialist checks when appropriate
Ask whether the property calls for septic, well-water, radon, pest, chimney, structural or other specialist review. A general inspection does not substitute for every specialized test. Coordinate the response
Discuss findings with your agent and attorney before any deadline. If repairs or credits are agreed, document the scope, evidence of completion and any lender constraints. A credit and a price reduction are different arrangements and can affect cash and financing differently.
Use current Massachusetts guidance
Do not rely on older advice recommending inspection waivers to win an offer. Review the current inspection-rights overview and official state guidance with your attorney.
