Selling a Home in Massachusetts: Step by Step

Preparation makes a sale easier to manage, but it cannot guarantee a price or timeline. Use these steps to coordinate responsibilities and make decisions before a deadline forces them.

1. Define timing and the financial picture

Discuss your target move date, any onward purchase and how much flexibility you have. Request a net-proceeds estimate that identifies mortgage payoff, negotiated brokerage compensation, legal expenses and other anticipated costs. An estimate is not a final closing statement.

2. Gather records

Collect permits, repair invoices, warranties, utility information and association documents. Tell your attorney about ownership, estate, trust, divorce or title questions early so they can identify the documents needed.

3. Plan preparation and inspections

Prioritize safety, active leaks and visible maintenance before discretionary remodeling. For a Massachusetts sale, coordinate applicable smoke and carbon monoxide certification with the local fire department. If there is a private septic system, review Title 5 planning early.

4. Set the launch and pricing plan

Review comparable properties, competition and condition with your agent. Confirm photography, access, showing arrangements and the accuracy of the listing description. Establish when you will review activity and reconsider the plan if needed.

5. Compare offers consistently

Use a side-by-side comparison of price, financing, deposits, dates and contingencies. Ask your attorney about inspection requirements and proposed terms before acceptance. Avoid relying on buyer letters or assumptions about who will live in the property.

6. Manage the contract period

Track inspections, lender access, title questions and written agreements about repairs. Keep utilities and agreed access available. Report new property issues to your advisers instead of waiting until the walkthrough.

7. Prepare to close

Confirm required certificates, payoff information, final figures, moving arrangements and what must remain. Independently verify any instructions involving funds. Ask the closing attorney when proceeds and possession will be available.

8. Complete the handoff

Provide keys and access devices according to the agreement. Keep copies of closing documents and consult your tax adviser about record retention and reporting. Start with the seller preparation checklist if your listing date is still ahead.
